What's the difference between soft washing and pressure washing?

Soft washing uses low water pressure combined with biodegradable cleaning solutions to break down and remove mould, algae, lichen, and grime at the source. Pressure washing relies on high-pressure water alone, which can damage surfaces like weatherboard, roof tiles, and painted wood. For most New Zealand homes, soft washing is the safer and longer-lasting option — results typically last 2–3 times longer because it kills the organism rather than just blasting it off.

How much does house washing cost in Waikato?

House washing costs in Waikato vary depending on the size of your home, the level of soiling, and the services included. We provide free, no-obligation quotes with a detailed breakdown — no hidden fees. Most residential house washes are priced competitively and represent excellent value compared to the cost of repainting or repairing surfaces damaged by mould and algae. Contact us for a tailored quote for your property.

Is soft washing safe for my garden and plants?

Yes. We take plant safety seriously and use biodegradable, plant-friendly cleaning solutions. Before we begin, our team pre-wets surrounding garden beds and lawn areas, and rinses them thoroughly after cleaning. We've washed hundreds of Waikato homes without damaging gardens. If you have particularly delicate plants or a vegetable garden, just let us know when booking and we'll take extra precautions.

How long does a house wash take in Waikato?

Most residential house washes take between 2 and 4 hours. A smaller property in good condition may be done in under 2 hours, while a large two-storey home with significant mould or algae build-up could take longer. We'll give you an accurate time estimate when we quote your job, so you know exactly what to expect on the day.

How long does roof cleaning last?

A professionally soft-washed roof in Waikato typically stays clean for 3–5 years, depending on surrounding tree coverage, shade, and rainfall. Our roof treatments include a residual inhibitor that slows regrowth of moss and lichen. Properties with heavy overhanging trees may need treatment more frequently. We can advise on the right maintenance schedule for your specific roof during the quote.

Can you wash my house or roof in winter or wet weather?

Yes, we work year-round in Waikato including through winter. Light rain doesn't affect the quality of a soft wash — in fact, it can help rinse cleaning solutions. We'll only reschedule in extreme weather conditions like high winds or heavy downpours that could affect safety or results. Most jobs proceed as planned regardless of the season.

Is soft washing safe for all types of roof and exterior surfaces?

Yes. Our soft washing method is safe for all common New Zealand exterior materials including weatherboard, brick, Linea, Hardie, vinyl, stucco, painted surfaces, concrete tiles, terracotta tiles, colour steel, long-run iron, and membrane roofing. We adjust our pressure and cleaning solutions to suit your specific surfaces. We never use high pressure on roofing or painted surfaces.

What areas in Waikato do you service?

We provide exterior cleaning services throughout the Waikato region including Hamilton, Cambridge, Te Awamutu, Tamahere, Matangi, Leamington, Karapiro, Te Kowhai, Whatawhata, Pirongia, Otorohanga, Morrinsville, Matamata, Huntly, Ngaruawahia, Raglan, Putaruru, Tirau, and Tokoroa. Get in touch to confirm service availability in your area.

Do you clean commercial properties as well as houses?

Yes, we service commercial properties throughout Waikato. This includes office buildings, retail premises, schools, churches, industrial facilities, warehouses, and agricultural buildings. We can work outside business hours to minimise disruption. Contact us to discuss your commercial cleaning requirements.

Will you damage my roof if you walk on it?

Our team is trained in safe roof access and takes every precaution to avoid damage. Where possible, we clean roofs from ground level or using long-reach equipment. When roof access is necessary, we use appropriate footwear and take care around valleys, ridgelines, and fragile areas. We're fully insured for any unlikely event of accidental damage.

Is Big Softy insured?

Yes, Big Softy is fully insured including public liability insurance. This protects you and your property throughout the entire job. We're also a professional, registered business operating throughout the Waikato region. You can have complete confidence that any unlikely damage would be covered.

How do I prepare my property before you arrive?

Minimal preparation is needed. Please close all windows and doors, move vehicles off the driveway if we're cleaning it, and bring in or move any outdoor furniture from areas we'll be working on. That's it — we handle everything else including protecting your plants, garden beds, and outdoor fixtures. We'll confirm the specifics when we confirm your booking.
